A 2-inch undersized cornice on a 30-foot facade costs $4,000–$8,000 in appraisal reduction. Field experience shows most contractors size facade cornices by budget, not facade ratio. This guide explains the math, installation fixes, and resale impact.
EPS ceiling rosettes installed above entry doors fail within 18–36 months due to a structural defect at the roof junction that most architects and contractors never address. The problem: water pooling at the junction between the rosette assembly and the roof plane, combined with missing or incorrectly sloped vapor barriers. This single detail failure costs homeowners $4,000–$12,000 in water damage repairs.
Mixed EPS polystyrene and natural stone facades crack catastrophically because their thermal expansion coefficients differ by 300%—yet 89% of contractors ignore this when specifying materials. Cascading fractures typically emerge within 18–36 months, triggering repair costs of $8,000–$15,000.
EPS polystyrene facades without vapor barriers degrade 5 times faster than properly sealed systems—yet 60% of residential installations skip this critical layer. Moisture enters microscopic foam pores, destroying structural integrity within 3–5 years. Here’s what contractors aren’t telling you.
A single miscalculation in EPS molding dimensions on facades built before 1980 amplifies costs five-fold through structural failure and aesthetic compromise. Old masonry surfaces demand precision—thermal movement, settling, and irregular substrates expose sizing errors within 18-24 months.
Water infiltration from improperly sloped EPS window frames eliminates 25–35% of your facade insulation effectiveness within 18 months. Most contractors install decorative EPS encadrements (window surrounds) perfectly level or with insufficient slope, trapping moisture behind the frame and inside your ETICS system. This destroys both thermal resistance and structural integrity.
Without reinforcement mesh, EPS polystyrene finish coats crack within 18–24 months, costing $8,000–$15,000 to repair. Mesh prevents substrate movement from thermal cycling and settling. This is the structural detail most contractors ignore—and homeowners pay for.
Vertical EPS chaining strips fail not from adhesive weakness, but from fastener spacing errors that leave 60% of the strip unsupported. The fixing detail contractors skip costs homeowners $1,200–$3,500 in facade repair within 24 months.
EPS facades without vapor barriers degrade 300% faster than protected systems. Most contractors omit this critical layer to cut costs by $800–$1,200 per project—costing homeowners $15,000+ in repairs within 5 years.
Most contractors ignore thermal movement in EPS polystyrene facades—leading to irreversible cracks within 18 months. Proper expansion joint sizing prevents $3,000–$8,000 in facade repairs. We show you the exact calculation and installation method.
